Soil Stabilization

Arizona Commercial Soil Stabilization

Causes of Soil Instability in New Construction and Excavation

Soil Stability issues often materialize when structures, commercial or residential, are built atop soils with inherent weaknesses. Some soils are expansive, meaning they expand when saturated with water. Some soils are collapsible, prone to sudden and drastic reductions in volume. Poorly compacted soils - often resulting from excess salt content, high clay-fraction, low pH, or high water content - can also shift over time, causing or exacerbating weaknesses.

Soil Stabilization Applications

Soil stabilization encompasses a variety of techniques employed by Arizona Foundation Solutions that increase the strength of soils tasked with holding your foundation in place. While unique cases present themselves with regularity in our business, there are some common applications where soil stabilization options are the clear choice.

  • Existing Building Heave Lowering: Expansive soils are often made of components with a tendency to retain water, as is the case with clay-rich soils. Unlike permeable soil components (sand, gravel, loam), clay minerals will absorb water molecules and expand in wet conditions. When expansive soils are saturated with water they expand, causing a phenomenon known as "uplift". Uplift can exert over 5000lbs. per sq. ft. of pressure on your commercial structure's concrete slab foundation. As a simple rule of thumb, uplift occurs when it's dry outside your foundation, but wet underneath it. We offer solutions, like moisture management systems, that can fix the causes of building heave caused by expansive soils.
  • Collapsible Soil Settlement Shoring: The symptoms of settlement caused by collapsible soils and those of heave resulting from expansive soils can be quite similar, though each is caused by its own specific soil weakness. Collapsible soils are prone to sudden and large-scale reductions in volume when excessive moisture is present, which can lead to the uneven sinking of portions of a building's foundation. Arizona Foundation Solutions offers several tools to combat the effects of collapsible soils, both preemptively and after damage has taken hold.
  • Preemptive Soil Shoring: Soils can be stabilized at any time, either before new construction or after a structure has been built. Any alteration to a building that adds load may require additional soil strength. To combat future soil destabilization resulting from changing environmental factors or soil compositions, preemptive action can be taken to avoid costly repairs and inconveniences down the road.
  • Other Applications: Arizona Foundation Solutions specializes in many soil stabilization applications, offering experience in the remediation of water infiltration, deep slip zones, expansive soils, under-compacted soils, and collapsible soils. Existing buildings, new construction, parking lots, hardscapes, and other infrastructure - we have the talent and tools to provide expert soil stabilization solutions for any job.
